This property is sold without warranty of quality, at the 
risk of the buyer, since it is sold by an estate.

The area appearing on the certificate of location includes 
the unfinished basement (72.6 mc)  which has a height of ±6 
feet and the main floor (71.4 mc). 

At the last general meeting of 11/12/17, the co-owners have 
agreed that the following work would have to be done:

(A) consolidation and repair of a leak in the basement on 
the rear part of the foundation wall in fall 2019 
(approximate cost $ 12 000.00)

(B) change all the building's windows in ±2023 (approximate 
cost $24, 000.00).

Note that a special assessment may be required from the 
buyer, since the reserve fund currently contains ±2000$. 
The sale price was based on this situation.

The co-owners chose to each give a $100/month to garnish 
the contingency fund and pay the common bills as an extra 
upon reception (insurance policy (2040: 35% of 1448.61 =
